Near award winning Mount Pleasant School District including Laurel Hill, Charles Pinckney, Cario and Wando. Amenities include zero-entry pool, covered amenity area with indoor/outdoor fireplace, gas grills, playground, natural trails. Tupelo’s builder is Ryland Homes and Home plans offer one or two level living. The mature trees and beautiful ponds add to the beauty of the community. Tupelo’s entrance is approximately one mile North of Carolina Park Blvd off of Hwy 17.

Hey Guys, Bob Brennaman back with you today and we’re continuing with the series we started some time ago which is ASK BOB. And really trying to focus on some neighborhoods that I have not done videos on. Not too many of them in Mt. Pleasant but this is one we’re going to cover today called Tupelo. Tupelo was originally developed by Ryland Homes which Ryland became Cal-Atlantic and Cal-Atlantic was bought by Lennar. So most of it was built by those three builders. It’s one of the newest communities in Mt. Pleasant. It is now part of the town of Mt. Pleasant. It was incorporated from Awendaw. It was originally in Awendaw. The entrance is a mile or so from Carolina Park Blvd. which is where the schools are which is Carolina Park Elementary and Wando High School. So Tupelo was built in several phases. The last phase being built right now is called Tupelo Row. Tupelo Row is being built by Mungo Homes. They have not built a ton in Mt. Pleasant. They build out in North Charleston, Summerville. They’re developing 20 homes, 5 different floor plans. You may see it in this video,the exteriors of some of them. 3 bedrooms 2.5 baths, 1600-2700 square feet. These homes are presently priced in the $400K range. And then they have the other development which Cal-Atlantic did. Those houses are anywhere from 1100-2800 square feet. Similar set up but you have a little more space and you’re also going to have a lot of lots that will be butting up against wetlands and trees so that’s a plus. The average price point for some of these older houses at the beginning of the neighborhood are $300-500K. They have definitely seen a price appreciation since they were built in 2013. A lot of them were built in the mid $200K’s The things that I like about Tupelo. I think it’s a really pretty drive back in there. You drive back in and it’s a lot of green space, a lot of grand Oak trees and you get into the main part of the neighborhood and you’ve got an amenities center, big pool. You’ve got outdoor grilling, you’ve got places to walk with walking trails. Lots of ponds. It’s less than probably 25 to 30 minutes to Isle of Palms. My notes say 15 minutes but I believe it’s not that easy to get there. It’s probably more like 25 to 30 minutes to get to Isle of Palms. It’s less than 8 miles to the Towne Centre. Towne Centre is not to be confused with the center of town. So you’re not too removed from that. The HOA fee is $750 a year. It covers your pool, common area, upkeep. Nice health facilities by it. Roper Health Center is probably 2 miles south of it. And then, lots of golf. I would say there are probably 5 golf courses in and around Tupelo that you can access. No golf courses in Tupelo but right outside, you’ve got a lot of access to golf and the schools as I mentioned, Carolina Park Elementary is the grade school. Your middle school is Cario, which is located in the Park West subdivision and then Wando High School which is one of the top 15-20 public high schools in the United States. It’s also located next to Tupelo and next to Carolina Park Elementary School. Again my name is Bob Brennaman, I’m a realtor in Charleston and a long time resident in this area.
